Cutting an ESD mat to size

Hi,
Our benchs are not the same size as the ESD mat that we have on a roll.
We therefore need to majorly cut the mat.
But do you know what is the best tool to cut it without fraying it?

google doesnt give that much that looks suitable.

eg, this doesnt look suitable....

..the above look good, but the only way to know is buy them and see....is there any way of knowing?

If you don’t have steady strong hands it will not be good.

I would cut it like drywall or carpet with a very sharp heavy duty blade and straight edge over wood.
