Can you please tell me the Baudrate selection on the Hyper terminal / Real Term thanks

Look at the Microchip document that details the operation of the UART https://ww1.microchip.com/downloads/en/DeviceDoc/Section 19. 70066c.pdf. Section 19.3 describes how to calculate the BRG for a given Baud rate.
