help! boost converter problem.

Hello!
While I was testing my first version of chip, firstly I adjusted resistance to set the Vout to be 5V, which could be stable when output current below 200mA. But as the output current rising, the Vout going down sharpely. The variation of Vout could be smaller if I reset the power supply to be larger.Unfortunately, the load capability was much poorer than expected.
To enhance drive ability, I increase the allowable maximum inductance current in my design. But in my second version chip test, when I set Vout=5V, the practical Vout rose to 28V or higher with empty load. After add 100Ω load, Vout dramatically stripe down to 3V or lower.
But the simulation is perfect.
Who can tell me what's the problem lies?
