what conditions can do to an transistor to behavior as capacitor
 

What will simulate the transistor how capacitor?
What is simulator?
I think, simulation of behavior (digital) don't use the capacitors!
 

in general, a mosfet device has many parasitic capacitances

Cgate-drain, Cgate-source overlay
Cdrain-base, Cdrain-source

if you do leave the drain and source unconnected. The gate itself acts like a parallel plate capacitor.

For a more rigorous explanation look up solid state electronic devices (streetmen) and microelectronics circuit (sedra)
