ddr eye diagram

Im currently trying to determine the factors affecting the eye diagram for the DDR, and will do the investigation for the next step. But i hardly determine the factors. Pls help me by telling me the factors. Thanks.
 

factor effecting eye diagram

Anyone can at least pls tell me the typical or the most significant factors affecting the DDR's eye diagram? pls... so far i know is Vref, temperature, silicon, and ??
